The Truth About Renting in Cheyenne
What You Need to Know Before Signing a Lease
1. Inventory is Tight — Act Fast
Cheyenne isn’t a big city, and while it’s growing, our rental inventory is limited—especially during the summer months or when military families are transferring in or out. Desirable properties (especially those near FE Warren AFB, downtown, or in newer subdivisions) go quickly.
Tip from Lexi: If you see something you love, don’t wait. Be ready with your paperwork and references!
2. Pricing is All About Location
In Cheyenne, proximity matters. Want to be near downtown’s charm, Frontier Mall, or high-ranking schools? Expect to pay a bit more. On the flip side, neighborhoods further out often offer more space and a quieter lifestyle at a better price point
3. Most Rentals Are Managed by Property Management Companies
Unlike other markets where you may rent directly from a homeowner, Cheyenne’s rentals are often handled by professional property managers. This can be a good thing—it adds structure and consistency—but also means stricter screening and lease terms.
4. Pets? Not Always Easy
Pet-friendly rentals are limited. If you’ve got a furry friend (especially a larger dog), be prepared to pay pet deposits and possibly a monthly pet rent. Some properties have strict breed restrictions too.
5. Not All Rentals Are Listed on Zillow
While Zillow and Apartments.com can be a good start, many local management companies post listings on their own websites or even on Facebook. Some solid rentals never make it to national sites.
6. Thinking About Buying Instead?
With rent prices rising and inventory tight, it might be the right time to crunch the numbers. If you’re planning to stay in Cheyenne for a few years, owning could be the smarter move.
